Professional Floor Stripping and Refinishing in Metro Atlanta

Homerun Commercial Cleaning provides professional floor stripping and waxing, more accurately called floor stripping and refinishing, for eligible commercial floors throughout Gwinnett County, Metro Atlanta, and surrounding areas. The process removes layers of old finish, embedded dirt, scuffs, and buildup before new commercial floor finish is applied. This helps restore the floor's appearance and provides a maintainable protective layer over the flooring material.

Commonly called floor stripping and waxing, our floor refinishing service removes worn finish and applies fresh commercial floor finish to eligible surfaces. We are licensed and insured, provide free on-site estimates, and offer flexible daytime or evening scheduling.

When Routine Mopping Is No Longer Enough

Over time, dirt, scratches, scuffs, and repeated coatings become embedded in the floor's existing finish. Adding another coat on top may only seal those problems underneath. These are the issues we see most often before a professional strip and refinish.

    • Dull or cloudy floors
    • Yellowed finish
    • Dark traffic lanes
    • Embedded dirt
    • Heavy scuffing
    • Scratches in the finish
    • Uneven shine
    • Excessive layers of old finish
    • Finish buildup around edges
    • Peeling or flaking coating
    • Black heel marks
    • Floors that still look dirty after mopping
    • Dirty corners and baseboards
    • Inconsistent results from previous contractors
    • Wax splashed onto walls or carpet
    • Finish applied over dirt
    • Strong chemical odors
    • Work areas reopening before the finish cures
    • Poor communication about drying time
    • Contractors failing to identify incompatible floors

Our Floor Stripping and Refinishing Process

A thorough ten-step approach that takes your floor from assessment to a fully cured, reopened surface.

    01

    On-Site Floor Assessment

A representative inspects the facility to determine total square footage, flooring material, floor manufacturer when known, existing coating or finish, number and thickness of finish layers, overall floor condition, embedded dirt and staining, scratches, scuffs, and traffic-lane wear, cracked or loose tiles, adhesive failure or moisture problems, furniture and equipment that must be moved, access to water and electricity, ventilation requirements, business operating hours, drying and curing time available, expected traffic level, desired gloss and appearance, and ongoing maintenance requirements. A small test area may be recommended when the floor material or existing coating is uncertain.

    02

    Floor-Type Verification

Before applying stripper, the team confirms that the flooring is compatible with the process. Floor stripping is most commonly associated with vinyl composition tile, commonly called VCT. Some terrazzo, concrete, vinyl, and other resilient surfaces may accept specific finishing systems, but the correct procedure depends on the manufacturer and existing treatment. Traditional chemical stripping and waxing may not be appropriate for many luxury vinyl tile or LVT floors, luxury vinyl plank, laminate, hardwood, engineered wood, unsealed natural stone, ceramic or porcelain tile, rubber flooring, sheet vinyl with a no-wax factory coating, damaged or loose tile, floors with unknown materials, or flooring that may contain asbestos.

    03

    Area Preparation

Before stripping begins, the team confirms the approved work zone, removes movable furniture and floor mats, coordinates larger equipment movement with the customer, sweeps or vacuums loose debris, protects walls, baseboards, carpet edges, and adjacent surfaces, places wet-floor signs and barriers, restricts access to the work area, confirms ventilation, prepares equipment and task-appropriate PPE, and verifies product dilution and label instructions. You should remove fragile items, confidential materials, inventory, and electronic equipment from the service area.

    04

    Applying the Stripping Solution

A properly diluted commercial floor stripper is applied to manageable sections of the floor. The solution is allowed to dwell according to its label so it can soften and release the existing finish. The stripping solution is not allowed to dry on the floor. Exact dilution and dwell time depend on the product, finish buildup, floor type, temperature, and site conditions.

    05

    Agitating and Removing Old Finish

The softened finish is agitated using an appropriate floor machine, stripping pad, edge tool, or other approved equipment. Edges, corners, and baseboards receive separate attention because machines may not reach them completely. The resulting slurry is collected using an approved wet vacuum, autoscrubber, mop system, or similar method.

    06

    Rinsing and Neutralizing

Residual stripper and loosened finish must be thoroughly removed. The floor may require multiple rinses or a neutralizing procedure, depending on the product. Failure to remove residue can cause the new finish to peel, powder, discolor, develop streaks, fail to bond, or produce an uneven appearance.

    07

    Floor Inspection

After stripping and rinsing, the team inspects the floor for remaining finish, residue, missed edges or corners, embedded soil, damage hidden by the previous coating, loose tiles, cracks, adhesive problems, moisture concerns, and discoloration that cannot be removed through cleaning. Some stains, fading, scratches, tile damage, and permanent discoloration may remain after stripping.

    08

    Complete Drying

The floor must dry completely before finish is applied. Moisture trapped under the finish can lead to poor adhesion, cloudiness, streaking, or early coating failure. Drying time depends on ventilation, temperature, humidity, floor porosity, and facility conditions.

    09

    Applying New Floor Finish

Fresh commercial floor finish is applied in thin, even coats using clean, dedicated equipment. Each coat must dry before the next is applied. The number of coats depends on the floor material, product instructions, desired appearance, expected traffic, maintenance program, facility conditions, and customer budget. We apply the appropriate number of finish coats based on the flooring, product system, traffic level, and agreed scope.

    10

    Final Curing and Reopening

The finish may feel dry before it is fully cured. Foot traffic, furniture, rolling equipment, rugs, carts, and cleaning are restricted according to the finish manufacturer's instructions. We provide a reopening plan identifying when light foot traffic may resume, when furniture may be returned, when rolling traffic may resume, when entrance mats may be replaced, when routine mopping may begin, and any special maintenance instructions.

    Safety Procedures

Floor stripping creates a very slippery work surface. A safe project should include:

    • Closing or barricading the work area
    • Posting wet-floor signs
    • Preventing unauthorized access
    • Using task-appropriate PPE
    • Following product labels and Safety Data Sheets
    • Proper product dilution
    • Adequate ventilation
    • Protecting adjacent flooring and surfaces
    • Using equipment according to manufacturer instructions
    • Managing electrical cords safely
    • Preventing stripping solution from drying
    • Removing slurry promptly
    • Allowing adequate drying and curing time
    • Communicating reopening instructions

    Important Service Boundaries

    Floor Damage Versus Finish Damage

Stripping removes a removable coating. It does not repair cracked tiles, missing tiles, loose flooring, deep scratches in the flooring material, gouges, burns, water damage, permanent staining, sun fading, moisture problems, damaged grout, failed adhesive, or uneven subfloors. You will be notified if damage becomes visible after the old finish is removed.

    Furniture and Equipment

The estimate states who will move desks, chairs, filing cabinets, shelving, medical equipment, store fixtures, appliances, warehouse racks, heavy machinery, and electronic equipment. Homerun does not move heavy, connected, fragile, or specialized equipment unless confirmed and properly insured.

    Asbestos-Containing Flooring

Older floor tiles, sheet flooring, backing, or adhesive may contain asbestos. Floors with an unknown composition should be assessed before aggressive stripping, sanding, scraping, or abrasion. Homerun does not advertise asbestos-floor service unless the appropriate training, procedures, and authorization are in place.

    Existing Floor Warranties

Some flooring warranties restrict the use of finish, stripper, abrasive pads, or certain chemicals. The property owner should provide manufacturer care instructions and warranty information when available.

    Chemical and Wastewater Disposal

Stripping slurry contains old finish, soil, and cleaning chemicals. Disposal follows product instructions, facility requirements, and applicable local regulations. The material is not poured into landscaping, parking lots, storm drains, or unauthorized drains.

    Maintaining Your Refinished Floor

To help preserve the new finish and reduce how frequently a complete strip is required, we recommend:

    Using clean entrance mats
    Dust-mopping or vacuuming regularly
    Cleaning spills promptly
Using a neutral-pH floor cleaner approved for the finish
    Avoiding harsh or incompatible chemicals
Using clean mop water and equipment
    Placing protective glides under furniture
    Avoiding dragging furniture
    Scheduling periodic machine scrubbing
Burnishing only when compatible with the finish
Applying maintenance coats before the finish is completely worn
    Monitoring high-traffic entrances and corridors

    Scheduling Built Around Your Business

Floor stripping and refinishing is disruptive because the area must remain closed while chemicals are applied, finish coats dry, and the completed floor cures. Depending on project size and company availability, scheduling may include:

    Evening service
    After-hours service
    Weekend service, if confirmed
    Holiday or shutdown periods
    School-break service
    Section-by-section service
    Multi-night projects
    Low-traffic business periods
    One-time restoration
    Planned annual or periodic service

How Much Does Floor Stripping and Waxing Cost?

Pricing depends on total square footage, flooring material, existing finish buildup, number of previous finish layers, floor condition, furniture and equipment movement, edge and corner work, stain and soil levels, finish product selected, number of finish coats, required drying time, access and scheduling, water and electrical access, repairs or special preparation, and whether multiple work phases are needed. Homerun Commercial Cleaning provides a free on-site estimate after inspecting the floor.

    Floor Stripping and Waxing FAQs

Answers to the questions Metro Atlanta facility managers ask most often.

What is floor stripping and waxing?
It is a restorative floor-care process that removes old finish and embedded buildup before fresh commercial floor finish is applied. Although commonly called waxing, many modern systems use acrylic or polymer finish rather than traditional wax.
What types of flooring can be stripped and waxed?
VCT is one of the most common compatible surfaces. Certain terrazzo, concrete, vinyl, and resilient floors may accept a finish system, but compatibility must be verified before service.
Can you strip and wax LVT or luxury vinyl plank?
Many LVT and luxury vinyl products have factory-applied coatings and do not require traditional wax. Some manufacturers prohibit stripping chemicals or abrasive pads. Homerun should review the product's care instructions before recommending service.
Can hardwood or laminate be stripped and waxed?
Not through the standard commercial VCT stripping process. Wood and laminate require different products and methods. Applying VCT stripper or acrylic finish could permanently damage them.
How do I know whether my floor needs stripping?
Common signs include yellowing, peeling finish, embedded dirt, uneven shine, heavy buildup, dark traffic lanes, and floors that still look dull after normal cleaning or burnishing.
Will stripping remove every stain and scratch?
No. It removes old finish and buildup. Stains, fading, gouges, cracks, burns, and scratches within the flooring itself may remain.
How long does the service take?
Timing depends on the square footage, finish buildup, floor condition, number of coats, humidity, ventilation, and access. The work may require several hours, a full day, or multiple service periods.
How long before we can walk on the floor?
Light foot traffic may be allowed after the final coat has dried according to the product instructions. Full curing takes longer. Furniture, carts, rolling traffic, rugs, and routine mopping may require additional waiting time. We provide project-specific reopening instructions instead of promising a universal timeframe.
How many coats of finish will you apply?
The number depends on the product system, floor type, traffic level, desired appearance, and customer agreement. The final number is stated in the written proposal.
Do we need to move furniture?
The area must be clear before stripping begins. The proposal identifies what the customer must move and whether Homerun will move lightweight furniture. Heavy, connected, fragile, or specialized equipment may require another provider.
Does the service create a strong odor?
Some stripping and finishing products produce noticeable odors. Ventilation, product selection, building size, and temperature affect how long odors remain. Product sensitivities should be discussed during the estimate.
    Will the floor be slippery?
The floor is extremely slippery during stripping and must be closed to traffic. After refinishing, slip performance depends on the floor, finish, maintenance, contamination, footwear, and environment. No floor can be guaranteed slip-proof.
Can you work while our business remains open?
Some projects can be completed section by section, but the active work area must be closed. Evening, after-hours, or phased scheduling may reduce disruption.
How often should floors be stripped and refinished?
There is no single schedule for every facility. Frequency depends on traffic, floor-care practices, finish quality, number of coats, entrance matting, weather, and facility type. Proper interim maintenance can extend the time between complete stripping projects.
What is the difference between stripping, scrubbing, and burnishing?
Stripping removes the existing finish down to the underlying floor. Deep scrubbing removes surface soil and a portion of the worn finish before maintenance coats are applied. Burnishing polishes a compatible existing finish to improve gloss and appearance. A less aggressive service may be sufficient if the existing finish is still in good condition.
Do you provide routine floor maintenance afterward?
Routine sweeping, mopping, machine scrubbing, burnishing, and maintenance coats may be incorporated into a recurring commercial cleaning plan when compatible with the floor. The exact maintenance program should be quoted separately.
    Are you licensed and insured?
Yes. Homerun Commercial Cleaning is licensed and insured.
    Do you provide free estimates?
Yes. Homerun offers free on-site estimates so the floor can be inspected before the method and price are determined.
What happens if we are unhappy with the result?
Contact Homerun promptly so the floor and agreed scope can be reviewed. Homerun Commercial Cleaning advertises a 100% satisfaction guarantee.
